The short answer is generally no. The majority of our buildings are designed to comply with Permitted Development guidelines which means they can simply be built without the need of planning permission. However, we always advise homeowners to check with their local authority as there are some areas that can be discounted from these rules.

Guidelines for permitted development can be found here: https://www.planningportal.co.uk/info/200130/common_projects/43/outbuildings

This is dependent on what building you order and the level of customisation you have.

Some of our buildings we hold flat-pack options in stock and can be delivered to you on a next day delivery. Whilst other building designs can be delivered within 2 to 3 weeks and more bespoke orders can take between 4 to 6 weeks from point of order.

A good solid foundation or base is important. Our SIP panel buildings are heavier than traditional buildings due to the extra structure and density of insulation so ensuring there is something solid to build upon is vital. We have a few simple cost-effective solutions to choose from that include adjustable footpads, concrete piles and full concrete pads. We or your chosen installer can recommend which solution would be best for your specific requirements and ground conditions.

Outerspace buildings are designed to be continuously low maintenance. We carefully select materials that are designed to last for many years with little to no maintenance. Upon purchase, we provide advice and instruction on caring for your new Outerspace. This will include treating the exterior cladding once or twice a year and maintaining window and door mechanisms.

With more than just TLC, if the building is properly maintained the SIP panel structure should last in excess of 50 years. With other key components including cladding and rubber roofing having lifespans to match, your building will be yours to enjoy for many years!

Outerspace buildings are designed to meet and often exceed the thermal and structural requirements of building regulations. Further requirement for building regulations will only come into play with other uses of your garden room such as using it for overnight accommodation or commercial premises and these uses would also often require planning permission alongside building regulation compliance. We would strongly advise speaking with your local authority if you are in any doubt.

Yes!  We have a range of options for eco-friendly solar power and its addition not only helps the environment but also significantly reduces running costs. Details of solar panel options can be found on the ‘upgrade options’ section of each building page.

We have a nationwide network of qualified, experienced and hugely knowledgeable installers that will be able to assist you with every stage of your project from groundworks to final electrical installation and everything in between. We can guide you to the nearest and most suitable installer for you, once we know what you’re looking for.

Unless bespoke delivery arrangements are made, your building will arrive flat packed on a pallet, banded and wrapped for protection. Each component of the flat pack kit comes clearly labelled accompanied by a comprehensive instruction guide featuring step by step images and explanations of each stage of the build. We use a nationwide network of hauliers and depending on the size of your building will arrive on either a fixed or articulated goods vehicle.  Our hauliers will do everything possible to position the pallets as close to your property as possible and access requirements will be discussed prior to shipping.  All our hauliers have the facility to offload using pallet trucks or small portable forklifts but on occasion, assistance may be required.

Of course!  Our in house designers are more than happy to work with you on a bespoke design or enhancement to a standard building.  We have a comprehensive building configurator that is designed to suit most requirements but we can be as creative as you want us to be!

Upon placing an order we will ask for a 50% deposit with the remainder being payable shortly prior to delivery.  Bespoke designs do follow a slightly different procedure with an upfront design fee being required.

Yes, you can! Our extensive range of interior and exterior options lets you configure every aspect of your building. We are happy to source specialist fittings for more unusual building purposes such as gyms, treatment rooms, photographic/recording studios etc, we don’t limit ourselves so we don’t see why you should have to.

Our nationwide network of hauliers are logistics experts in their own right. Even the narrowest of lanes, tallest of walls or even if there is a building in the way there is nearly always a way to overcome it. If all else fails each component of the building is able to be carried by hand so upon order, we will discuss any special requirements and find a solution.
